Basal metabolic rate (BMR) is 60 to 70 % of the total: the energy to keep your body running at rest (heart, brain, breathing). The thermic effect of food (TEF, ~10 %) is the energy spent digesting; protein costs the most (Westerterp, 2004). Voluntary physical activity (exercise) is highly variable. Finally, NEAT (Non-Exercise Activity Thermogenesis) covers all non-exercise movement: walking, standing, fidgeting. Levine (2002) showed NEAT can vary by several hundred kcal between people, which partly explains why two “identical” people have different expenditures.

Equations assume an “average” person. Your NEAT, genetics and history mean your real TDEE can differ by ±10–15 %. The number is a hypothesis, not a measurement.
Adjusting with your real weight
The only way to know your real TDEE is to verify it in practice. Eat at your estimated TDEE for 2 to 3 weeks while tracking calories, and watch your weight trend (weekly average, not a single day that fluctuates with water). If you're stable, your estimate is good. If you gain or lose, adjust by ~100–200 kcal and re-observe. Your TDEE isn't fixed either: it drops when you lose weight (less mass, plus metabolic adaptation described by Trexler, 2014) and rises when you gain muscle.
